North Kellyville on the rise

It was only a few years ago that a drive through North Kellyville felt like a trip through the country with farms, homes on acreage and fresh produce the norm. However, this area is now a key growth area in the Hills District and we are seeing a vibrant and new neighbourhood emerge.   Castlehaven Agent Bryce Morley has developed an expertise on developments in new neighbourhoods and says he’s excited about what’s planned for North Kellyville because of the new approach the area is taking to Hills District living. “In recent years two independent schools have opened in North Kellyville and these developments along with some early homes are a hint at the infrastructure a...

2-bed cottage gets top dollar

Castlehaven smashed 2016 records with its sale of a largely unrenovated, clad cottage in Northmead. Coming in at just under $1 million the two-bedroom cottage sold in less than a week to new buyers keen to secure a home and parcel of land in the popular Hills District suburb. The sale price of $960,000 for 9 Beaufort St, Northmead, more than doubled the price a similar property sold for in 2009. Listed by our General Manager Deb Newton the property attracted strong interest from our extensive client network and the buyer had to move quickly to secure their new home in this busy suburb. Northmead is a central suburb close to transport, major hospitals, schools and arterial roads. It has been ...

Riverstone set to shine

Castlehaven agent Dave Mills is predicting continued strong interest in new land releases at Riverstone with stage 1 of a development off Garfield Rd almost complete and stage 2, another 120 lots, due to come on the market in the next few weeks. It’s a change of pace for the previously sleepy suburb but Dave says new home owners and investors are realising the potential and re-invigoration of the area. “For a long time people overlooked Riverstone but those days are gone. We’ve seen strong interest and purchases of almost 80 lots in stage 1 of this release and with good infrastructure, parks, schools and established local shops people are starting to see the potential of th...

New laws to protect buyers

New laws will come into effect on January 1, 2016, to help protect buyers navigating the sometimes daunting real estate market. In particular, the laws focus on transparency around property values. At auction this means agents must offer a price guide that truly reflects the value they believe the property holds. For homes sold outside auction it means no more “Offers Over” style advertisements. The laws aim to crack down on underquoting - when agents offer a price guide on a property well below what it is likely to sell for. The changes mean: Agents will need to provide written evidence of their estimated selling price to the vendor.  When marketing an agent must not quote...

Christmas cheer your home

As we barrel toward Christmas many will be trimming their home and tree with Christmas cheer. Castlehaven sales expert Vicky Williams is a keen Christmas decorator and says your trimmings don’t always have to be elaborate to make an impact. “When you enter a home and there are decorations that have been collected over years it really gives you a warm feeling. I’d hope anyone selling their home would have a few of these decorations around at this time of year,’’ Vicky said. “Even if you’re not selling it’s great fun and a wonderful tradition within families.” Vicky’s advice is to: Focus on a key room or rooms rather than trying to ...

Splashback wonderland

Kitchens have come a long way in recent years and for anyone buying a new home or renovating their kitchen the list of dream inclusions now goes well beyond a single great oven or roomy pantry. One of the things to have changed significantly in recent years is the splashback. Once the domain of plain or feature tiles - splashbacks now come in all manner of materials. This kitchen from the Access Homes supplier is a beautiful example of what is now possible with splashbacks. If you’re a fan of reality TV you might have seen the latest touchscreen splashback which integrates with tablet devices. Other trends in splashbacks include aluminium – which can be smooth or stamped – ...
