North Kellyville on the rise
It was only a few years ago that a drive through North Kellyville felt like a trip through the country with farms, homes on acreage and fresh produce the norm. However, this area is now a key growth area in the Hills District and we are seeing a vibrant and new neighbourhood emerge.
Castlehaven Agent Bryce Morley has developed an expertise on developments in new neighbourhoods and says he’s excited about what’s planned for North Kellyville because of the new approach the area is taking to Hills District living.
“In recent years two independent schools have opened in North Kellyville and these developments along with some early homes are a hint at the infrastructure and population growth that is to come,” Bryce said.
“There are some key commitments around the North Kellyville Precinct and the way it’s growth has been planned. It’s important to realise, North Kellyville steps away from the traditional Hills’ neighbourhood of large, single dwellings and instead is characterised by a mix of housing types, interconnected neighbourhoods, a compatible mix of land uses, active streets and environmentally responsive development.

The North Kellyville Precinct has been planned to achieve 4,500 dwellings while remaining responsive to the environment. It also promotes community interaction within and outside the precinct and has a commitment to development that is economically viable.
The NSW Planning & Environment’s Growth Centres Commission says the population forecast is to achieve about 14,200 residents at completion. So far, about 40 per cent of this has been achieved.
To achieve this significant population growth there are some key commitments from governments including integrated public transport, cycle and pedestrian networks to facilitate good access. Realisation of the Sydney Metro Northwest Rail Link is key to the vision being held for North Kellyville.
“These strong population projections, diverse home styles and commitment to developing a walkable neighbourhood are exciting changes for the Hills,” Bryce said.
“The precinct will provide a wonderful setting of cosmopolitan living mixed with relaxed residential neighbourhood traits. Smalls and Cattai Creek continue to flow along the precinct boundary and native vegetation along the creek lines provides residents a lovely bushland backdrop.
“At the same time developments such as North Kellyville Square with extensive dining and shopping options will bring fresh new choices to singles and families building a life in North Kellyville.”
Bryce is leading the development of Lincoln Rise which holds a commanding and prime North Kellyville position. The complex includes development of 140 large, modern apartments, spread over four towers and early work is well under way.
Each apartment boasts secure parking within the two-level basement carpark and the first stage, made up of 70 apartments, was released to the market in November 2016.
In just six months Castlehaven has sold about 50 per cent of the apartments from buyers impressed by the extensive display suite on-site at Withers Road, Kellyville.
“Unlike traditional developments the Lincoln Rise display suite lets the public experience the scope, finishes and style of key elements within the apartments including the kitchen, bathroom, and living area,” Bryce said.
“Construction on the first stage is set to begin soon and with the project due to finish around December 2018 there is strong interest from buyers keen to capitalise on the convenience of Lincoln Rise’s location which adjoins the new North Kellyville Square.”
Once complete the Square will be home to a number of independent retailers, dining options and major retailers including Woolworths, Anytime Fitness and Choice Pharmacy.
